Important Announcement – Roof Replacements at Huntington Village
Dear Huntington Village Unit Owners, We are pleased to announce that the **Huntington Village Unit Owners Association (HVUOA)** will begin roof replacements starting ** March 12, 2025**. This essential project will ensure the continued maintenance and longevity of our community’s homes. Work will proceed on a building-by-building basis, with an estimated **four-day schedule per building (excluding weekends) starting at 7 am and ending at 4 pm. **Scheduled Work Timeline:** - **March 31 - April 3:** Units 229 -225 - **April 4 – April 9:** Units 224-219
-**April 10 - 15.** Units 218 - 214 ### Important Notes for Residents & Tenants: - **Vehicle Relocation:** Please move vehicles to designated guest parking spaces on the days your building is scheduled for work. This will provide the necessary access for crews and prevent any damage to vehicles. - **Tenant Notification:** If you have tenants, please ensure they are informed of this schedule and request their cooperation. - **Safety Considerations:** Work crews will be on-site during scheduled days, and there will be some noise and activity. Dear Mr. Sisler,
Thank you for providing the details and Maintenance of Traffic (MOT) plan for the upcoming work scheduled from January 13th through the 24th, weather permitting. As we prepare for this project, I would like to clarify some points to ensure that you can adequately inform Huntington Village residents and address any potential concerns regarding disruptions to traffic and water flow.
### **Traffic Disruptions**
1. **Scope of Impact**:
- Could you provide more details on how traffic flow will be managed during each phase of the project: demolition, utility installation, and restoration? Specifically, will there be blasting involved? No blasting involved. Traffic control will start at 9AM and end by 2:30PM per the attached approved MOT plan.
- Are there anticipated peak traffic times most likely to be affected, and what mitigation measures will be in place? We have notified VDOT and are approved per the attached MOT plan.
2. **Detours and Access**:
- Can you walk us through the MOT plan and specifically how it will ensure access for Huntington Village residents? They will set up the traffic control at 9AM and break it down by 2:30PM. Traffic will still be able to access all roadways.
3. **Emergency Services**:
- How will emergency vehicles access Old Ivy Road and Huntington Village during the construction period? They will be able access the Huntington Village. We do not have a road closure.
4. **Resident Communication**:
- What is your plan for notifying residents about the overall plan
and daily traffic changes or closures, including unexpected adjustments? Do you have a person or an email address that I can notify the residents.
### **Water Flow Disruptions**
1. **Service Interruptions**:
- Will the water main connection cause any interruptions in water service for Huntington Village? If so, how long will these outages last? No disruptions.
- Is there a contingency plan for providing water service in case of delays during the connection process?
2. **Pressure and Quality**:
- Should residents expect any temporary changes in water pressure or quality? No
- Will water quality testing be conducted post-connection to ensure safety and compliance? Yes
3. **Communication Protocol**:
- How will you communicate disruptions to water service to Huntington Village residents, and what timeline should we expect for advance notice? No disruptions
### **General Project Logistics**
1. **Work Schedule**:
- What are the specific work hours for the project, and are there any weekend or nighttime work periods planned? Monday through Friday 9AM to 2:30PM
2. **Weather Delays**:
- If weather conditions cause delays, how will this affect the project timeline and associated disruptions? The project will be extended
3. **Site Safety and Clean-Up**:
- How will you manage debris and demolition materials to minimize the impact on the surrounding area? Export from site at the end of each day.
4. **Compliance and Coordination**:
- Have all necessary permits and approvals been secured? Are there any inspections planned that could potentially delay the project? All permits are in place and approved.
### **Requested Documentation**
To ensure thorough communication with Huntington Village residents, could you provide:
- A finalized copy of the MOT plan. Please see attached MOT plan. This was approved through VDOT as is.

Rocktec, Inc. has scheduled blast events for the Old Ivy Road Residences project.
**Where:** West of Huntington Village at Old Ivy Residences (next
to the 300 units)
**What to Expect:**
- **Safety Inspections:** Albemarle County Fire Marshal will inspect the site before blasting and issue the permit.
- **Extra Safety Measures:** Enhanced blast mats and other precautions will be in place.
- **Advance Notice:** Rocktec will notify nearby businesses and residents on the morning of each blast morning.
- **Warning Signal:** Three siren blasts will sound right before one blast.
-**Duration:** 90 days from 11/4/2024 except major holidays and weekends.

If a unit owner, For Non-Emergency maintenance, report in the Vantaca portal. After business hours, please call 540-265-8032.
For power outages, report to Dominion Energy.
For cable or internet issues, contact Xfinity.
Please go to www.hvuoa.com and click on the HOA Dues tab for the options to pay your HVUOA dues. Please make them payable to Huntington Village Unit Owners Association. Dues are $365 starting January 1, 2025.
For the siding and porches, the type of paint is Benjamin Moore Low Luster. The approved colors are Deer Trail (brown) and Heritage Blue which is a custom color for Huntington Village. The custom paint mix for this approved color is

Almond White is the Chimney Color.
Old Ivy Grey—is for the concrete patio decks.
If you want to build a deck made out of composite:
Brown Buildings: TrexEnhance. Beach Dune or Timber Tech, English Walnut.
Grey Blue Building: Trex, color: Gravel Path.
Board approved door colors:
Unless unit owners have received a letter from the Board/Association Specialists objecting to their door color, their current door colors are ok. Going forward, unit owners shall select from the following colors depending on the building colors if they repaint their doors. For the brown buildings unit owners shall use high gloss in the following colors: Cup o’ Java 1246 Tree Moss 507 Deer Trail 1036 For the slate blue buildings, Unit owners shall use high gloss paint in the following colors: Tree Moss #508 Charlotte Slate AC-24
Cardinal Paint Center on Greenbriar is the place to purchase these colors, especially Heritage Blue. Deer Trail can be purchased from any Benjamin Moore Paint store.
A: Board meetings for HVUOA are generally held every other month on the third Wednesday. Specific dates and locations, as well as meeting documents can be found on the HVUOA website, HVUOA.com. It's essential to check the website for the most up-to-date information regarding board meetings to stay informed and involved in the community. We encourage all homeowners and residents to attend and participate in these meetings to contribute to the betterment of the community.
HVUOA, or Huntington Village Unit Owners' Association, offers a range of services to its members to ensure the smooth running and maintenance of the community. These include but are not limited to: - Upkeep of common areas, such as the swimming pools, parking lots, green areas, trees, and waste facilities. - Enforcement of community rules and regulations to maintain the aesthetics and value of the properties within the community. - Financial management, including budgeting, collection of dues, and financial reporting. - Enhancing the sense of community and belonging. - Coordination with local authorities and vendors for essential services like waste management, landscaping, and security.
-Replacement of roofs, siding, roadways, and walkways when necessary. Overall, HVUOA is committed to enhancing the quality of life for its members and maintaining a harmonious living environment within the community.
Before the following dates, prepare for the roof replacement by parking your cars in the guest spaces across the street from your building before 8 am. Work will take place during the hours of 8am-6pm each day. The roofers will need the parking space to stage materials and equipment:

The Route 601 westbound lane will be closed at the bridge over US 29/250 beginning February 17, 2025 to fall 2026. This long term closure will remain in place during construction and drivers should use caution through the work zone and remain alert for traffic shifts. See below for a map of the area involved.

Subject: End of HVUOA Bulk Cable Contract – Action Required by July 1, 2025
Dear HV Unit Owners and Property Managers,
We want to remind you that HVUOA’s bulk contract with Xfinity for cable services will end on **July 1, 2025**.
After this date, service will no longer be provided through the Association. If you wish to continue receiving cable or internet through Xfinity—or any other provider—you will need to make individual arrangements.
We strongly recommend that you contact your preferred service provider well in advance to avoid any interruption in service.
